The common pricing models
Coworking spaces almost always charge by usage, not by square metre. These models are standard:
- Day pass: you pay per day, with no commitment. Perfect for a first look or for working on site now and then.
- Flex desk (monthly): any free seat in the open area, bookable by the month, you pick a free desk every day.
- Fixed desk (monthly): your own desk that only you use and set up.
- Team or private office: a lockable room for several people, usually priced per desk or per room.
On top of that there are often optional extras such as fixed meeting room allowances, lockers or a postal address.
What is included in the price?
The big advantage over an office of your own: the coworking price is a flat rate. As a rule it includes:
- A workstation with power and fast internet
- Utilities, heating, electricity, cleaning
- Kitchen, coffee, water
- Use of the shared areas
- usually an allowance of meeting room time
So you buy nothing, set up nothing and sign no contracts with electricity or internet providers. That makes the costs predictable.
What does coworking cost in Germany? (a benchmark)
As a rough benchmark, keeping in mind that prices differ by city and by fit-out:
- Day pass: mostly around 15 to 35 euros per day
- Flex desk: mostly around 120 to 250 euros per month
- Fixed desk: mostly around 200 to 400 euros per month
- Private office: from around 300 euros per desk and month, depending on size and location
These are common market ranges for orientation, not fixed values. In mid-sized cities like Leipzig, prices tend to sit below those in Munich or Frankfurt.

Coworking vs. your own office: the cost comparison
An office of your own sometimes looks cheaper at first glance, but rarely is. On top of the base rent come utilities, electricity, internet, furniture, cleaning, a coffee kitchen and the time to organise all of it. With coworking, all of that sits inside the price.
